What does 'Boutique Design' mean for real estate photography?

​Boutique design photography uses a specialized, artistic approach to capture the best features and unique style of a property, often mixing in editorial lifestyle images. We dedicate time to prepare the property, compose, and light each scene, ensuring the photos achieve the polished look of a design magazine. This attention to detail makes your listings stand out in the competitive real estate market, helping to attract premium buyers and drive showings.

How do you approach a photoshoot in difficult situations such as separation and loss?

The Caydence Photography team has been trained to lead with compassion, understanding and to work in a collaborative manner.  We will always consult with the agent and homeowner to make the experience of capturing a property as seamless, stress free and friendly as possible, helping clients prepare rooms with our custom walk through consult to achieve a comfortable photography experience for each situation. 

 

What is your typical turnaround time for photos?

​We understand that speed is essential in the real estate market. Photos are typically delivered within 24-48 hours of the completed photoshoot via an online gallery link. Videos and more complex media may take up to 72 hours.

What preparation is required before the shoot?

The single most important factor is the property's readiness! We require the space to be fully cleaned, de-cluttered, and staged (if necessary) before our arrival. Our photographers want to connect with the space and helping us to avoid moving furniture or cleaning will always result in higher quality photos. We can provide a detailed prep checklist upon request!

​How long does a standard photoshoot take?

​The duration varies depending on the property size, the number of services requested (photos, video, floor plans), and the readiness of the space. Typically, a standard real estate photo session takes about 1 to 2 hours. Custom projects may require more time, which we'll confirm upon scheduling.

Included in our services are cinematic and reels video, 3D Virtual Tour (iGuide) which includes RMS and a floorplan, aerial photography and videography, headshot and team photos, lifestyle photography and more. Where is your pricing located?

We have included all of our standard pricing in our booking system. A custom package may require a quote. Send us an email with your project details so that we can help you find the services you need. Additionally you can find a PDF here, with the layout of our packages.

​What is your cancellation policy?

​We request that if you need to make changes to your appointment, you reschedule more than 24 hours in advance of your booking so that we can fill your spot with another booking and avoid the rebooking fee. Of course we understand when you have an emergency.  Please contact us at Media@CaydencePhotography.ca should this occur and we'll try to find a resolution.

What if the weather is bad on the day of the shoot?

​We generally proceed with the interior shoot, as we use professional lighting to ensure bright, high-quality images regardless of the weather. For exterior photos, we offer sky replacement as a standard part of our editing. If you require perfect exterior sun or twilight shots, we can discuss rescheduling the exterior portion (weather permitting). Please contact us at least 24 hours before the appointment to avoid a fee for the adjustment.

​What kind of usage license do I receive with the images?

​You receive a single-use, non-transferable license to use the images for marketing and promotional purposes related to the current listing (on MLS, social media, your website, etc.) for the duration of the listing. The copyright remains with Caydence Photography. If the property is re-listed by a different agent, new licensing must be arranged.

How does Caydence Photography's custom approach effectively capture my design, unique brand and craftsmanship?

Collaboration is our number one feature that clients refer us for, next to our outstanding quality media and photography!  We like to work 1:1 with you, using a screen to show you the composition so that we can get to know your style and values.  We spend time on site working together with you to adjust decor and furniture, deciding on the framing to get the exact photos you want.  In the end, you are given a selection of photos to choose from for editing, so your voice shines through. 

Is there a minimum number of photos that need to be selected for a shoot?

You will always be presenting with more photos than you need, so that we can select what represents you.  Typically this is between 15 and 40 photos. Because we want to make it worth your time and ours, we require a minimum spend of $150, which is about 10 images for any project. That being said, custom bookings are always available and we will work with you to design a package that reflects the project you are showcasing!

What is your typical turnaround time for Design photos?

​We understand that you want media as quickly as possible, so once you have made the selection we will have them edited the next day. Photos are typically delivered 2-4 days later to give us time to fine tune them, sent via an online gallery link. Videos and more complex media may take up to 72 hours after you have provided branding and checked the final sample.

What preparation is required before the shoot?

We expect the space to be professionally cleaned, de-cluttered, and staged (if you require it) before our arrival. Our photographers focus on lighting and composition, and a clean workflow makes your photos more detailed and beautiful. We can provide a detailed prep checklist upon request!

​Can you document the construction process?

Yes, we offer Before, During and After Images, Video and Aerial packages tailored for builders. We can also book 3D walk throughs, RMS and floorplans as needed. This documentation is valuable for your social media marketing, client updates, and showcasing the quality of your framework and materials. Let us know at the onset of a project to integrate this into your building or renovation timeline.

​How long does a standard design photoshoot take?

​This largely depends on whether we are working one on one with the designer or shooting independently. Typically when we take the time to compose scene by scene, it averages about 20 minutes per photo. Once a few photos are captures, the process tends to speed up and averages around 1.5 to 2.5 hours for multiple rooms.  A bathroom can take as little as 30 minutes if it is prepared and the client has communicated the desired photos in advance.

What post production work do you offer?

We can offer item removal, virtual staging, 3D rendering, removing all furniture from a room, virtual mirror, glass and fixture installation as well as patching walls, flooring and cabinets.

Does someone need to be on site for the photoshoot?

We typically work collaboratively with the designer and builder to represent their brand accurately.  That being said, we're extremely flexible with the process. For the initial appointment, we bring a tablet with us so that you can plan each composition, one image at a time deciding what is in and should be left out of the frame.  Once we're comfortable with your brand voice, we are able to freely work in a space and capture it independently if you wish.

How do your services differ for a Custom Builder versus an MLS Listing?

For MLS, the focus is creating a walk through and an experience of living in a space that is for a sale. For Custom Builders, Interior Designers, and Renovators, the focus is on storytelling, highlighting the experience of the space, showcasing craftsmanship and high-end details. These shoots are typically longer, involve more complex lighting techniques, and include artistic vignettes to capture the lifestyle and quality of the design, which is ideal for portfolios and awards submissions. They frequently include headshots or designer portraits as well!  Let us know prior to a shoot and we'll prep you with suggestions. 

Do you help with styling and staging for design/build shoots?

While the property must be clean and ready, we are highly collaborative. We perform light styling and micro-movements on-site (adjusting books, straightening linens, placing props) to perfect the shot. For large-scale styling, we encourage you to work with our professional stager to ensure the space is photo ready, using decor and furniture to highlight the details of the custom work.

When should I schedule the final photography for a new build?

We recommend scheduling the shoot for 1-2 days after all final staging, cleaning, and touch-ups are complete and the home is vacant (pre-handover). This ensures we capture the space in its most pristine and styled condition without any ongoing construction activity. If you have last minute details to attend to (missing mirrors or shower doors, for example) please reschedule outside of 24 hours so we can allow the trades to finish up on site before we get started.

What image licensing and usage rights do I receive for my portfolio and future marketing?

When you commission Caydence Photography, you receive a perpetual, non-exclusive license to use the images for all of your company's self-promotional needs. This includes your website, social media, print marketing, award submissions, and presentation materials. We retain the copyright, but you have the full rights necessary to market your work for the long term. We also offer co-licensing options for collaboration with other project partners (e.g., architects, sub-trades) upon request.  Please share our contact with your partners and we can take it from there!

How will I receive the assets (photos, video, etc)?

You photos will be delivered in a gallery link, with a file size that is less than 20mb/image. If you require smaller file sizes, please contact us at Media@CaydencePhotography.ca and we'll be happy to accommodate!

How much does professional photography increase my Airbnb bookings and revenue?

How does your media help me attract the "remote worker" or "workation" guest?

We specifically capture dedicated, well-lit workspace areas, high-speed Wi-Fi setups, and comfortable seating to appeal to the digital nomad market. We ensure these photos are clean, bright, and show function alongside style.

How many final photos should I expect for my listing?

We recommend and provide 20-30 final, fully-retouched images for most properties (aiming for 2-3 unique angles per main room). This is the optimal range to be comprehensive without overwhelming potential guests.

How is your pricing structured and what is the typical cost for a property in Calgary?

Our pricing is based on the number of photos and the services requested (Photos, 3D, Drone, Video). We offer packages to suit different needs, ensuring a clear, flat-rate fee with no hidden costs for the essential professional editing.  You get to select the photos you want edited, with a minimum of 20 photos per site.

What is the Photo Shoot Preparation Checklist I need to follow?

The space must be professionally cleaned, decluttered, and staged before our arrival. We can send you a detailed checklist that covers everything from clean windows and folded towels to hiding all cords and personal items. Should you need a professional approach to designing and staging your space, our collaborative partner, HS Calgary Staging can consult with you to get you started!

​Do you provide Virtual Tours or 3D Walkthroughs (like iGuide?

Yes, we offer interactive 3D tours as an add-on. Virtual tours are a top listing feature trend, offering unparalleled transparency and reducing guest questions about the layout, which increases booking confidence.

Do you offer Drone Photography for exterior and amenity shots?

Yes, aerial drone photography is available for properties with key exterior features like pools, hot tubs, large yards, or scenic views (e.g., lakefront, mountainside). This adds a powerful "wow" factor to your cover photo.

Can you create 30-second video walk-throughs for platforms like Instagram/TikTok/YouTube Shorts?

Absolutely. We specialize in producing Reels and video snippets that showcase the property flow and overall vibe. These short-form videos are essential for social media engagement and direct booking funnels.

Do I need to be present for the photography session?

​Nope! We coordinate entry via a lockbox or property manager. In fact, it is often easier for us to maintain focus and efficiency if the host or guests are not present during the shooting and styling process. That being said, we'd love to get your take on the vibe you are looking for, so send us some cell phone shots and we can collab with you in advance.

How long does the photo shoot usually take?

Depending on the size of your property and the media package chosen (photos only vs. photos/3D/drone), the shoot typically takes between 1 to 3 hours. This time allows us to properly utilize natural light and achieve our signature polished look..

What is your turnaround time for the final photos?

Our standard delivery time for final, high-resolution images is 48 hours (2 business days) from the completion of the shoot. We understand the need for speed when time-to-market is critical. Rush services is available upon request.

What are the usage rights for the photos? Can I use them on multiple platforms (Airbnb, Vrbo, Direct Booking Site)?

Yes you can use them for all your marketing purposes. We provide a non-exclusive, perpetual license for you to use the images across all your platforms (Airbnb, Vrbo, Booking.com) and your own direct booking website for the lifespan of the rental listing. Delivery file size is optimized for web.

Is there a travel fee for outside the city?

Yes, if your property is located more than 20km from Calgary city limits there is a $0.75/km charge from the city limits.  That means surrounding communities like Okotoks, Airdrie and Cochrane are included in our city travel with a $0 fee.
